Florida is a hotbed for real estate business activity. With so much highly desired coastline lined with condominiums and residential developments, buying and selling real estate is a big business in Florida with many legal considerations. Add to that the unique issues involved in commercial real estate and it is not hard see why the State of Florida requires real estate brokers to obtain a professional license before engaging in real estate transactions.
  1. Sales Associate Pre-License Course

    • Complete a 63-hour course mandated by the Florida Real Estate Commission (FREC). This course is offered by many online schools and usually costs between $100 and $200. Topics covered include Florida Law, Ownership, Valuation and Brokerage.

      Upon completion of the Pre-License Course, candidates must pass the Florida Real Estate Sales Associate Exam and then activate the license with the Florida Real Estate Commission.

    Sales Associate Post-License Course

    • After you activate your Florida Real Estate Sales Associate License, you are required to complete a 45-hour post-license course approved by the Florida Real Estate Commission. This course is offered by all of the same online schools that offer the pre-license course. This course must be completed before the first renewal of your Sales Associate License so it is a good idea to take it within a year of activating your initial license.

    Broker's Pre-License Course

    • To make the jump from Real Estate Sales Associate to Real Estate Broker, you must pass the Florida Real Estate Broker Exam. Since many candidates work as Sales Associates for several years before taking the Broker's Exam, a pre-license course is highly recommended. Many online pre-license courses are available for candidates looking to take the Broker's exam. A minimum of two years practicing with a Sales Associate License is required before taking the Broker's License Exam.

    Broker's Post-License Course

    • The Florida Real Estate Commission mandates that brokers must complete 60 hours of post-license coursework before the first renewal of the license. These 60 hours are broken down into two 30-hour courses on Real Estate Brokerage Office Management and Real Estate Investment Analysis. Both of these courses are available through most online real estate training schools.
