How to Divide Land Equally

Accurate and equal division of land is important for a variety of legal proceedings, especially those pertaining to inheritance. It is impractical to step off portions of large acreage, so reliance on mathematic principles and formulas is essential. Landowners should always consult government records to identify possible discrepancies and confirm their own measurements when identifying property borders and measuring land perimeter and area before dividing any parcel of land between multiple owners.

      Start from one corner of the property and ask one person to hold the end of the powerwinder. Walk along one edge of the property, following the fence line if one exists. Repeat for each of the property edges and record the perimeter measurements.

      Use the appropriate surface area formula for a square, rectangle or trapezoid to calculate the exact number of acres in the property. For irregular land configurations, it may be neccessary to measure each section separately and add the total surface area together.

      Compare the acreage calculation with land office records at the local government office and against aerial photographs, if available to ensure accuracy.

      Divide the acreage by the number of sections into which it is being portioned. Convert the number of acres to yard or mile dimensions in order to walk off the borders of each new property.
